Full-Service Grocery Store Waikiki Market Grand Opening

Situated in the Heart of Waikiki, and designed with the Waikiki community in mind, Waikiki Market by Food Pantry, Ltd. is a brand new two-story, 32,000-square-foot “Super-Supermarket” located on the first and second floor of the all-new Lilia Tower of Waikiki.

Situated in the Heart of Waikiki, and designed with the Waikiki community in mind, Waikiki Market by Food Pantry, Ltd. is a brand new two-story, 32,000-square-foot “Super-Supermarket” located on the first and second floor of the all-new Lilia Tower of Waikiki. Intended to be a full-service, locally owned ultimate fresh-food destination, it features two restaurants; indoor and outdoor seating areas; and six fresh food prep stations. The latter includes a custom poke bar where customers can select from one of the pre-made pokes or custom order a fresh mix of their choosing. Architectural and decorative lighting highlights the front of house spaces, while state-of-the-art audio/visual and IT systems were installed throughout all spaces. Back of house spaces include commercial kitchens, food service areas, and additional ancillary spaces. Food service equipment were also installed according to tenant specifics. Along with the extensive selections and options for local foods, Waikiki Market will also host local artwork.

Swinerton served as the general contractor for this high-end retail market and restaurant project. The tenant improvement was performed in parallel with the buildout of the Lilia Tower. Onsite coordination with the landlord and onsite general contractor was therefore critical in the execution of this project.

Swinerton ensured the shared success of all stakeholders through their collaborative and solutions-oriented approach. Building Information Modeling (BIM) and coordination was instrumental in identifying design clashes and conflicts with construction drawings and existing conditions. From installation of underground utilities, wall layouts, MEP layouts, and coordination of various decorative finishes, Swinerton worked together with the construction manager, architect, design team, and subcontractors to bring this project to life. Despite the challenges of market volatility, supply-chain shortages, and schedule, all parties worked tirelessly to ensure the grand opening could be met with the New Year.
